It depends on the trends and benchmark in the neighborhood, the market and the economy. On average, with the shifting market, it takes 90 days to receive an offer and 45-days to close on the house. If there isn’t an offer within 90 days we will need to re-evaluate the price and the conditions of the home.

In Houston and its surrounding locations, it is important to look at the flood map and the seller's disclosure document that should be provided by the seller. This is separate from the inspection report. The inspection report is more detailed and the issues can be repaired or the price can be negotiated.

Although its not necessary, It’s imperative to have a realtor to look out for your best interest. For example: they make sure to explain why you shouldn’t waive your rights to an inspection, even if the house comes with warranties.

It depends on the type of loan that you get. I recommend that you get a fixed rate for 30 years, so that your interest rates will not go up.

Keep the utilities on until the house closes. The buyer will do a final walk-through at least 24 hours prior to closing to verify the conditions of the repairs that were negotiated. This will avoid any delays on closing the home.
Be aware of wire fraud scams. Make sure that you are talking to the designated closer when giving out personal information by calling the direct line.

Do not change your job, or make any large purchases on your credit card or deposit a large amount of cash without a paper trail. The underwriter will run your credit an additional time to verify that everything is the same.
